Once the dust settles and the builders have packed up, it can be tempting to sit back and enjoy your newly completed construction project. But to ensure your investment continues to perform and stay in top condition, a few essential maintenance checks should follow every build. Whether you’ve had a home extension, new roof, or full refurbishment, these post-construction checks are key to protecting your property in the long term.
New construction work brings new materials, finishes, and systems into your home. Each one may need attention in the weeks and months after completion to ensure everything settles correctly and functions as it should.
Start by checking all visible surfaces. Look for any signs of hairline cracking in plaster or settling movement in flooring or walls. These are common after large-scale work and can often be addressed through minor cosmetic fixes. Ensure any paintwork is free from damp spots or blistering that could indicate trapped moisture behind the walls.
Test All Fixtures and Fittings Thoroughly
From light switches to water taps, make sure everything that was installed is working smoothly. Check for slow drains, weak water pressure, flickering lights, or sockets that don’t function. These issues are easier to fix while the project is still fresh and warranties are valid.
Inspect Roofing and Drainage
If your project included external work, check that roofing, gutters, and drainage systems are handling water effectively. Look for signs of water pooling, overflowing gutters, or damp patches near the base of walls after rainfall. Early action prevents costly water ingress and structural issues.
Ventilation and Airflow
New builds or extensions should always be well ventilated. Make sure extractor fans in kitchens and bathrooms are working properly and that windows open and close with ease. Poor airflow can lead to condensation and mould, especially in colder months.
Check Manufacturer Warranties and Guarantees
Ensure you’ve received documentation for all products and systems installed, from boilers and electrical panels to doors and windows. Most come with a manufacturer’s warranty that could be voided if not registered or maintained according to the manual.
Monitor for Snagging Issues
Keep a close eye out for minor defects in the first few weeks. These might include sticking doors, cracked sealant, or squeaky floorboards. Make a list and pass it to your builder as part of a formal snagging process. A reputable company should return to resolve these quickly.
